EXTENDING RESIDENTIAL GROWTH TO THE PARK DISTRICTS OF ORLANDO.
THE PROJECT: In December 2020, Catalyst Development Partners broke ground Orlando, FL, to develop a 270 unit, new multi-family community featuring one, two and three bedroom apartments ranging from 756 to 1,248 square feet of living space. Positioned near Baldwin Park / Audubon Park and adjacent to Barry College of Law, this new community off E. Colonial Drive provides close proximity to highly desirable Orlando neighborhoods and falls within an excellent school district. This multi-family product is amenitized with upscale finishes and good site planning. With growing demand from the rental population, the product is attractive to broad demographic to live within a commute accessible location.
THE CATALYST: With inspiration from neighboring park districts of Baldwin Park, Winter Park, Audubon Park, this project was named The Baldwin to establish a strong presence in the market with an identifiable name that is well-suited to be positioned next to Barry College of Law. This project capitalizes on Catalyst’s ahead of trend amenities, technology and finishes seen within some of our other Orlando developments, such as The Blake and CODA.
The Baldwin offers one, two and three-bedroom apartment homes ranging from 756 to 1,248 square feet of living space, with smart home technology features. Interior finishes include gourmet kitchens with granite counters, islands, stainless steel appliances, wood-inspired flooring, and spacious closets. Each home includes full-size washers and dryers and most units feature patios and balconies.
The community provides residents high-end amenities, including a 24-hour Fitness Club with interactive cardio equipment and high intensity interval training (HIIT) equipment; comfortable co-working spaces for collaborative meetings; and a grand clubhouse. Outdoor resident amenities feature a resort style pool with cabanas; Summer kitchen with gas grill stations and pub-style dining areas; sunset beach, fire pit, yoga lawn and outdoor entertainment retreats. RESULTS: Located at 800 Lombard Street; Orlando, FL 32807, this 10-acre site is positioned just off E. Colonial Drive and is adjacent to Barry College of Law. The Baldwin began pre-leasing in December 2021 and welcomed first move-ins in March 2022. In September 2022, Catalyst Development Partners sold The Baldwin for $87.25M to Middleburg Communities. At time of sale, The Baldwin was 100% leased and at full occupancy.
