UPGRADING Multifamily Living in PENSACOLA

THE PROJECT: In March 2023, Catalyst Development Partners broke ground in Pensacola, FL, to develop a new 330 unit, Class A community featuring one, two and three bedroom apartments ranging from 701 to 1,334 square feet of living space, set within 30+ acres of lush nature. This luxury multi-family product will be highly amenitized, with upscale finishes and good site planning. With growing demand from the Pensacola rental population, Lyria will be attractive to broad demographic to live within a commute accessible location that is convenient to the coast and equidistant to Scenic Highway I-90 and I-10/I-110. First units are projected for resident occupancy at the end of 2024.

THE CATALYST: Based on job growth and limited new apartment supply, this project will deliver on demand for a brand new multifamily community in Pensacola. As a sister project to Perla in Panama City Beach, Lyria presents complementary brand positioning, yet will possess a distinct icon to differentiate this unique multi-family project in Pensacola. Lyria draws association with the word “lyric” to symbolize the melodic fluidity of living near the Pensacola coast. Similar to Perla, the name Lyria channels a muse of the sea to allure prospects to live in this luxury SmartHome community.

Lyria will offer one, two and three-bedroom apartment homes ranging from 701 to 1,334 square feet of living space, with smart home technology features. Interior finishes include gourmet kitchens with granite counters, table-sized islands, stainless steel appliances, wood-inspired flooring, walk-in showers and spacious closets. Each home includes full-size washers and dryers and all units feature patios or balconies.

The community offers residents high-end amenities, including a 24-hour Fitness Club with interactive cardio equipment and high intensity interval training (HIIT) equipment; comfortable co-working spaces for collaborative meetings; and a grand clubhouse. Outdoor resident amenities feature a gorgeous resort style pool; Summer kitchen with gas grill stations, pub-style dining areas; semi-private cabanas with garden daybeds; and outdoor entertainment retreats. As a pet-friendly community, Lyria will include a full service dog-spa and an enclosed dog park.

PROJECTED RESULTS: Located at 8707 N Davis Highway; Pensacola, FL  32514, Lyria is centrally located near University Parkway and E. Nine Mile Road. Lyria is scheduled to begin pre-leasing in Summer 2024 with first resident move-ins anticipated in December 2024.
