THE PROJECT: In August 2020, Catalyst Development Partners broke ground in Davenport, FL - a highly desire-able South Orlando submarket - to develop a 280 unit, Class A community featuring one, two and three bedroom apartments ranging from 707 to 1,248 square feet of living space. This luxury multi-family community is positioned within the mixed use project of Rafina which will also feature quality retail, while being walkable to Publix-anchored neighboring retail site. This multi-family product will be highly amenitized, with upscale finishes and good site planning to take advantage of lakefront views. With growing demand from the rental population, product will be attractive to broad demographic to live within a commute accessible location. Inspired by lakefront views and the beauty of nature the project was named Lirio, which is latin for water lily.

As a sub-market of Orlando, and at the edge of Champions Gate, the Davenport district is experiencing a spike in demand from a vast demographic that desires upscale apartment living. PROJECTED RESULTS: Located at 1008 Laguna Loop; Davenport, FL, 33896, this 12.5-acre site is positioned just off Osceola Polk Line Road within close proximity to I-4 at Champions Gate. Lirio began pre-leasing May 2021 with first move-ins July 2021. Construction was completed by end of 2021 being fully pre-leased. Lirio was purchased by Preferred Apartment Communities in February 2022.
