THE PROJECT: The Links at Windsor Parke was acquired by Catalyst Development Partners in September 2012. This 280-unit multifamily apartment community is located in the best performing submarket in Jacksonville, Florida. The Links at Windsor Parke offers 1, 2, & 3 bedroom apartment homes, a spacious swimming pool overlooking a private lake, clubhouse with common areas, fitness center, tennis court, business center, and children’s playground. The Links at Windsor Parke is positioned adjacent to the Windsor Parke Golf Club, a premier 18-hole Arthur Hills golf course, with quick access to the beaches, Southside Jacksonville and thriving Downtown Jacksonville. This property also enjoys prominent visibility along Hodges Boulevard, just south of Beach Boulevard (US-90).
THE CATALYST: The Links at Windsor Parke underwent a $1.5M revenue-enhancing renovation in 2012-2013 to revitalize the exterior presence of the community, while performing enhancements in select 1, 2, and 3 bedroom units with upgraded kitchen counters, glass tile backsplashes, faux wood flooring on first floor units and updated lighting packages. In addition to the exterior renovation of painting all buildings, a logo redesign was implemented for the community to reflect the desired brand image for The Links at Windsor Parke. With that logo update, the monument sign, all signage and marketing was updated accordingly. With the acquision of this community, Catalyst instituted a reorganization of property management to support existing residents and attract new prospects. Additionally, revenue management software was implemented to maximize rent growth in the market. Ongoing support was provided on a corporate level to all onsite property managers to ensure progress in performance.
THE RESULT: Based on renovations conducted and property management best practices, we were able to establish and maintain the highest effective rents per unit in the market - even with a neighboring lease-up as competition. In December 2015, Catalyst Development Partners sold The Links at Windsor Parke.
